Property market in Adelaide, Australia: Should I buy or rent?

Q) We are moving there in March and want to stay for at least 3 to 5 years. Coming from the UK we are used to a very volatile property market. Is it the same in Adelaide? Will we generate equity in 5 years?

A) The short answer is, probably not! The reason being is that in Australia we are at the peak of a boom at the moment and prices are already starting to drop. But then again, if you decide to stay longer than 3-5 years, rent first, then in 12 months when the market starts to stabilise, re-evaluate your circumstances. You'll definitely like Adelaide, just like a big country town, clean, quiet - nice place.

Why do property prices in Australia keep going up to ridiculous levels ?

can i claim repairs and renovations on my first residential property in New South Wales Australia?

A) You would need to show that these renovations were necessary before renting out, or carried while not your place of principal residence.

Buying property for investment. Where?

Q) My wife and I are planning to buy property of investment. Maybe a 2 bedroom apartment unit. The only thing is we cannot decide where. We are presently only considering Singapore and Australia. Singapore rentals are very high. The tax is low. And the loan rates are low(er). However, the prices are on the upswing. There is a possibility that we might not be able to rent out the unit. We are also considering Australia as we might retire there. Specifically Brisbane or Melbourne. And the property prices have been shooting up so fast, we are worried that if we do not buy now, we will not get a chance. There is also very low vacancy rate so we are quite sure to rent out the unit. However, the taxes are high. There is even a tax on the rent itself. And the rent is nothing great. So any advice?

A) In general, you should by rental property where you live. Is this your first rental property? If so, get some experience before going international. International property ownership comes with some additional challenges. Investigate ownership laws, legal notifications, procedures etc. for example, how long does it take to evict a tenant? In order to evaluate the two choices, develop a proposed budget for your rental. Income, vacancy, management, maintenance, taxes, insurance, etc. Does it make or lose money after all is done? Appreciation is fickle and hard to predict. What goes up DOES come down. (revert to the norm)

A) Victor, The statement that if you buy a house you become a citizen is wrong, this is not true in Australia. You don't mention what work you do, but there is a skill shortage list in Australia, if you can perform one of these skills (and prove you can) then you can immigate there. Another option is to find someone who will sponsor you to work there, this is not impossible but not very easy either. If you are very well off financially then you can go in on a Business Visa but you have to open a business and invest a lot of money into it.
